We all have Alasdair to thank for the vast bulk of the heavy lifting to get us here, no more so than me because he's taken away a huge burden of responsibility from my shoulders and brought us to this new shiny home, with all your previous content (hopefully) still intact! Please peruse and feed back. There is still plenty to do, like changing the colour scheme, adding the banner graphic, tweaking the odd setting here and there so I have added a new thread in the 'Technical Issues, Bugs and Feature Requests' forum for you to add any issues you find, any missing settings or just anything you'd like to see added/removed from the feature set that Xenforo offers. We will get to everything over the coming weeks so please be patient, but add anything at all to the thread I mention above and we promise to get to them over the next few days/weeks/months. Hi all we've decided to extend our 2 bed semi and I'm in the middle of drawing up plans. Even though I've worked on plenty of extensions in my time I never get involved in the design. Ideally I want a large light and airy kitchen diner but we could do with fitting another bedroom in too. Here's one layout I've come out with so far. If anyone wants to throw in some ideas please do. I've been googling but it just seems to be the same stuff coming up and I've not seen anything that would work well with my house.<br /><br />

Your pictures have very small detail on them so it is hard to follow at the moment.

You mention an extra bedroom - is that the room next to what looks like the kitchen in the extension?

We have had a kitchen/diner extension with a big lantern roof. ours includes a lounge area with settees and a tv on the wall. we have a front room too that looks similar to yours but now we have the extension we rarely use it even in winter.

having a big open plan area at the back of the house is great. Could you not use the front room as the additional bedroom and not sub divide the extension?
 
Crowd sourced extension design, brilliant. But again I can't really see drawings, but in part that may be because I am on my phone.

But to get the ball rolling, if you are adding a bedroom down stairs will it only be for occasional guest? This may be a an important consideration in throwing out design ideas.

Yeah the room top right in the extension would be a bedroom/study. The one below it however then ends up a room with no windows which isn't good, you'd then have to get involved with mechanical ventilation etc. Not happy with that. I've been involved with lots of this type of extension as a carpenter but they don't usually squeeze a bedroom in. That's what's thrown me lol.

It's my own house and I want to get it right. Yeah I could use an architect but then you're getting one guys opinions. I'd rather hear a few ideas .

The bedroom isn't needed by us really but as the house is only 2 bed I just thought to add value it has to have another bedroom. If there's not much in it then I'd rather just have one open extension .

Sorry the drawings aren't showing well I saved as a JPEG on visio and thought it would be fine. I can see them OK here on the laptop.

Come up with this with some help from the houzz site. Moved the wall making the middle room bigger , kitchen could have tall larders on left as you walk in. Sofas or dining table to right. Could even have an island. Changed one French door set to a window to fit more units.The middle room could even have glass bricks or similar to get more natural light in to it.

still seems a shame to have that middle room.

This is pretty much how our layout ended up. It's 6m wide like yours but 5.5m of extension.

TV on the wall behind sofa. The sofa with its back to the wall is used more with guests as the TV is usually off.

Go for bi-fold doors and unobstructed back if you can. opening them up to the garden in summer makes the room seem bigger and even in winter the extra light makes a difference.
 
Yeah Robert I know what you're saying. That is the sort of layout I've worked on loads of times for other people. I just wanted to add a bedroom. Think I need to talk to the dreaded estate agents to see whether the extra bedroom is really worth it. If not I will just go with the big open plan like yours

Could you make the partition between the sofa and the middle room from bi-fold wooden doors so it can be a room when needed but extra space most of the time. Maybe even the other wall of the middle room, currently with a single door in, could be similar? Possibly need a solid post where the two meet but that could be designed in to look right.

I presume it is single storey? A lantern roof like Robert has would improve the natural light no end. No idea what the incremental cost would be though?

Yeah Bob I had thought of using bifolds as room dividers.

Lantern was one of my first thoughts but they can work out expensive.

A couple of light pipes maybe instead of the lantern? I don't know if these are still trendy money or popular enough to have some competition in the market yet?
I guess you should be able to get stuff trade whichever way you go?

One other thought...

I knocked on a couple of doors in our street where people had had extensions built. mainly to ask if they would recommend their builders but also in hope of getting a look inside.

No builders were recommended but we did get to see the extensions and it was very helpful in deciding what we wanted. I didn't know the home owners before I knocked on the door but they were very helpful and told us costs and concerns/problems and we had 20 minutes to take in what our house might look like.

On hols, so not getting regular access, hence days between posts.

It sounds like the desire for the extra bedroom is only a financial one, no shame in that but if you do not need to use it as a bedroom yourselves it seems to me that you need to avoid compromising your design too much just to get it. Remember that the room does not have to be used as a bedroom now, nothing to stop you sticking a bed in it when you come to sell at some point down the line and marketing it that way.

However, having a bedroom downstairs with no shower room accessible other than to go upstairs does seem a little compromised. I would not have thought many families would like that arrangement if the bedroom were to be in full time occupation, if I am right it would only be seen as occasional use by a buyer. In which case others may also prefer to use it as a multifunctional space.

If you want the extra bedroom for occassional use and / or marketing purposes why not make the room at the front of the house the "bedroom". This room sould easily be used as a separate reception or study or whatever you fancy, but with a good quality sofa bed included in the furnishings would be fine as a guest bedroom as well.

If you did this it would allow you to loss the middle room altogether, that way you get a really nice sized open plan space, which at the moment at least is what people are looking for and if done nicely I believe would be likely to add value to your house.

A couple of other thoughts. Do you need the exist back door as well as the new doors you are putting into the back wall? Personally I do not like a loo that comes straight off the kitchen, even though I believe this is now OK for building regs. I am guessing that as this is tucked under the stairs there are headroom constraints, but why not move the door to the wall at 90 degrees to where it is now, so you enter the loo from what feels more like a hallway (whether thEre is a door separating hall and kitchen or not.

If you lost the existing back door and moved the loo door the larder type units could run right into that corner, which I think would look neater / add an additional larger cupboard for storage. However, another option may be that you could increase the size of the downstairs loo by pushing it down into the area where the back door is now and then you should be able to squeeze a shower in. Then that downstairs bedroom can start to look a little more permanent if that is what you actually want.

I wouldn't want to brick up that side door ,only because it would show from outside. I don't think I would get a good brick match unless I could salvage enough from any removed from the back. The bricks they used are horrible, like the rustic ones with horizontal wavey lines.

So how will that work with the extension?
 
My plan would be to use another brick that would compliment the existing rather than an exact match. You never know I might get a match but I doubt it. I've never seen these anywhere before.
